How much does a home in Amsterdam cost right now? Spring 2026 figures

The Amsterdam housing market is once again in full swing in the spring of 2026. More homes came on the market, more homes were sold, and prices remain stable. But Amsterdam is still not cheap, and in most neighborhoods, buyers have to pay more than the asking price.

What is a home in Amsterdam worth?

This quarter, a home in Amsterdam sold for an average of 588,000 euros. That’s well above the national average of 506,000 euros. In the Zuid and West neighborhoods, you’ll pay the most per square meter: more than 9,600 euros. Zuidoost is the most affordable, with an average of 4,719 euros per square meter. By way of comparison: for the same price as an average home in Zuid, you’ll get nearly twice as much living space in Zuidoost.

Do I always have to offer more than the asking price?

In most neighborhoods: yes. On average, a buyer in Amsterdam paid 7 percent more than the asking price. For a home listed at 550,000 euros, that means a final offer averaging nearly 590,000 euros. Competition is highest in West and East: there, 88 and 87 percent of buyers, respectively, paid more than the asking price. In Centrum and Zuid, the pressure is slightly lower, though even there, two out of three buyers still pay above the asking price.

How much choice do I have as a buyer?

Slightly more than last year, but still not very much. On average, there are three homes for sale at any given time for every buyer who is actively searching. This is called the scarcity indicator: the lower this figure, the less choice you have. A healthy market hovers around 5. Amsterdam stands at 3.3. West and Weesp are the tightest, with a score of 2.7. In the City Center, buyers have the most options, with a score of 4.8.

Differences Between the City Districts

Not every city district is the same. Below, you can see at a glance what to expect.

Centrum has the highest prices per square meter in the city. Homes there stay on the market a bit longer than in other neighborhoods, and fewer homes are sold. As a buyer, you have slightly more choice than elsewhere.

Zuid is and remains a sought-after neighborhood. There are more homes for sale than a year ago, but prices per square meter are high, and demand for apartments is strong.

West is one of the most popular districts. Apartments sell quickly there, and bidding above the asking price is the norm: nearly nine out of ten buyers pay more than the asking price. Prices per square meter are just below those in Zuid.

East also has high prices per square meter, but they are rising less rapidly than a few years ago. Buyers have slightly more choice there than before.

Nieuw-West has a significantly larger supply than a year ago. Prices per square meter are lower than in the central districts. For buyers who do not want to pay the prices found in the Center or South, this is an attractive alternative.

North and Southeast have the lowest prices per square meter in Amsterdam. A large portion of the city’s more affordable homes is located here. Southeast saw the strongest growth in supply of all city districts this quarter.

Weesp is just outside Amsterdam but falls within the city’s municipal boundaries. Prices per square meter are significantly lower than in the city itself. There are more homes for sale than a few years ago, making Weesp an interesting option for those who want to live in a slightly more spacious home just outside Amsterdam.

How long does a home stay on the market?

On average, 32 days. That’s fast: a home in Amsterdam sells in just over a month. If you see a home on Wednesday, it might already be gone by the following week. So be prepared: make sure your financing is in order before you go to view a property.

There are more homes for sale than last year

There are more homes for sale than a year ago: over 3,290 throughout the municipality. That’s good news for buyers. Part of that extra supply consists of smaller homes that used to be rented out and are now being put up for sale. These are often more affordable than the average.

What’s the best neighborhood for an affordable home?

Zuidoost has the lowest average asking price (371,000 euros) and the lowest price per square meter. Nieuw-West follows with an average asking price of 559,000 euros. Noord has been gaining popularity rapidly in recent years: 21 percent more homes were sold this quarter than a year ago.
