Initial rent:
The initial rent is €3,490 per month, excluding VAT.

Rent payment:
The rent must be paid monthly in advance by direct debit.

Service costs:
The tenant must register the gas, water, and electricity meters in their own name and pay the consumption and standing charges directly to the relevant public utility companies.

Lease term:
5 years with 5 option years, with a notice period of 12 months.

Acceptance:
The property is to be accepted in consultation between the parties.

Security deposit:
Upon signing the lease agreement, a bank guarantee or security deposit equal to three months' rent and the VAT due on the amount is required.

Rent indexation:
Annually, for the first time one year after the lease commencement date, the last applicable rent will be increased based on the monthly price index according to the consumer price index (CPI) series for all households (2015 = 100), published by Statistics Netherlands (CBS). The rent will not be reduced.

Rental agreement:
The rental agreement to be drawn up is in accordance with the agreement established by the Real Estate Council in September 2012 and as used by the Dutch Association of Real Estate Agents (NVM) with the accompanying general provisions.
