LOCATION

The space is located on the IJ and the lively marina at the new Nautisch NDSM. The city block is new and modern and was designed by Dok architects. It consists of several buildings of different sizes and heights.
An appealing multifunctional program is being developed: restaurants, office space, commercial spaces, and various types of housing. This will give the NDSM waterfront an impressive new look.
The look is industrial, referencing the monumental warehouses at NDSM. The silhouette is charming and sturdy, with appealing plinths and a direct connection to the boardwalk.

RENTAL DETAILS
- Rent: €60,000 per year, plus VAT.
- Date of acceptance: to be agreed.
- Rental period: 10 years plus 2 x 5 renewal years, preferably to be renewed for 5 years at a time after the first rental period.
- Rent payment: monthly in advance.
- Indexation: annually in accordance with the CPI series "All Households" (2015=100), for the first time one year after the date of delivery.
- Lease agreement: ROZ Model 2012, supplemented with (complex-specific) provisions of the lessor.
- Security deposit: bank guarantee amounting to 3 months' rent, plus applicable VAT.
- Condition upon delivery: in principle, the rented property will be delivered by the landlord to the tenant in shell condition, including existing facade.
- Reservations: final approval by the landlord.
