LEASE AGREEMENT
The agreements will be recorded using the Lessor's model (lease agreement for retail space and other commercial space within the meaning of Section 7:290 of the Dutch Civil Code), which is derived from the Model adopted by the Real Estate Council (ROZ) in August 2022.
SERVICE CHARGES
Advance payment indication €20 per m² per year, plus VAT (actual costs to be determined).
ACCEPTANCE
From Q3 2025.
SECURITY DEPOSIT
Before the lease commencement date, the tenant must pay a security deposit into the landlord's account or provide a bank guarantee in favor of the landlord for an amount equal to 3 months' rent. The amount of the security deposit depends in part on the tenant's plans and its liquidity/solvency, at the landlord's discretion.
RESERVATION
All negotiations and transactions are concluded subject to the express condition of approval by the landlord's management.
