Ellermanstraat is within walking distance of both the Van der Madeweg metro station and the Duivendrecht train/metro station. The location is also very easily accessible from the A-2 and A-10 motorways.

Delivery level
The office units are equipped with lighting, wall sockets, heating radiators, and carpeting. The space is connected to the Ziggo network. The costs for taking out an internet subscription are borne by the tenant.

Model lease agreement
The lease agreement will be drawn up in accordance with the model of the Real Estate Council for Office Space (ROZ) March 2025.

Intended use
The units are intended exclusively for use as office space.

Term and termination
The lease agreement is entered into for a minimum period of six months.
The agreement will then be continued for a subsequent period of two months at a time.
Termination of the agreement takes place by giving notice at the end of a rental period, subject to a notice period of at least two months.

Service costs
The service costs consist of (an advance payment for) the following items:
-gas or oil consumption, including standing charges for the central heating system
-electricity consumption, including standing charges for the central heating systems and lighting
in the communal areas;
-electricity consumption, including standing charges for the rented spaces;
-water consumption, including standing charges;
-maintenance and periodic inspection of the heating system and elevator system;
-cleaning costs for the common areas and exterior glazing;
-maintenance and periodic inspection of the alarm system;

VAT
The rent and service charges are subject to VAT.

Index
The rent and service charges are adjusted annually in accordance with the applicable index figures.

Parking spaces
Paid parking in the vicinity, ample parking available.
Possibility to apply for a parking permit at a reduced rate.

Deposit
Upon signing the lease agreement, a deposit equal to three months' rent, service charges, and VAT must be paid.

Chamber of Commerce
Before signing the lease agreement, the landlord must have a recent extract from the Chamber of Commerce showing the tenant's signing authority, as well as a copy of their ID.
