Various units are available for rent again:
On the second floor:
- Unit C (suitable for approximately 1-2 workstations): €375 per month;
- Unit D (suitable for approximately 2-5 workstations) : €525 per month;
- Unit J (suitable for approximately 2-6 workstations) : €775 per month;
On the third floor:
- Unit F: €1,100 per month.
Please note that this unit can be divided into 2-3 units.
On the 4th floor:
- The entire floor is available (approximately 245 m2) : €2,250 per month.
NB: partial rental is negotiable
Heating/service costs
Monthly advances are charged for the heating/service costs for the office units.
These amounts per unit/space:
- 2nd floor, unit C : €75 per month
- 2nd floor, unit D: €150 per month
- 2nd floor, unit J: €225 per month
- 3rd floor, unit F: €300 per month
- 4th floor: €900 per month
VAT must be added to these amounts.
Parking
There are currently no parking spaces available in the enclosed parking lot in front of the building. Opposite the building, on the other side of the street, there is a (free) public parking lot that is accessible and available.
accessibility The Amsterdam-Utrecht (A2), Amsterdam-The Hague (A4), Amsterdam-Haarlem (A9) and Amsterdam ring road (A10) motorways are just 10 minutes from the building. The building is also close to Schiphol Airport. The building is directly accessible via Bovenkerkerweg.
Tram and express tram connections on the other side of the road (Poortwachter metro stop) offer direct connections to the Amsterdam-Zuid (WTC) and RAI (ring railway line) railway stations, as well as Schiphol Airport.
VAT
The starting point is that the rent is subject to VAT.
Lease term
Until December 31, 2027, at the latest.
Notice period
12 (calendar) months
Rent indexation
Annually, for the first time 12 months after the commencement date, based on the price index according to the consumer price index (CPI) series CPI All Households (2015=100) published by Statistics Netherlands (CBS).
Security deposit
A bank guarantee for a minimum of 3 months' rent, including the advance service costs plus VAT, to be provided and issued by a recognized Dutch banking institution.
Delivery
The rented property will be delivered in its current condition, including:
- Representative entrance;
- Current suspended ceiling with grid systems and lighting fixtures equipped with lighting;
- Current wall ducts with (in principle empty) ICT connection points and electrical points;
- Toilet group;
- Current floor; and
- Windows that can be opened.
Where necessary, the tenant shall be responsible for the following at their own expense/risk:
- Own internet/telephone connections/subscriptions;
- Own WiFi connections;
- Installing (or replacing) a lock on the door of this unit;
- Installing floor covering in the (own) rented spaces;
Lease agreement
Based on the model office space and other commercial space within the meaning of Article 7:230 of the Dutch Civil Code, as established by the Real Estate Council (ROZ, model 2015) with special provisions of the lessor
