Rent contract:

Rent adjustment:
The rent will be adjusted annually based on the monthly price index figure according to the consumer price index (CPI) series all households (2015=100), or the most recent time base, published by CBS plus. The new rent will never be lower than the last applicable rent.

Security deposit:
Three months rent, or a bank guarantee for the same amount and valid until the last mentioned renewal date in the lease. To be paid together with the rent payment, prior to the start of the lease.

Payments:
Rent to be paid automatically per month in advance.

Special provisions:
- No (perishable) foodstuffs may be stored in the leased premises.
- The leased property is not intended for residential purposes.
- Subletting is not permitted.
- No (domestic) animals may be present in the leased property.
- It is not permitted to place/carry out any façade advertising, case adjustments or renovations.
- The tenant will make the property available for viewings in case of sale or end of lease, in consultation with the real estate agent.
- The landlord will always be able to carry out maintenance on the leased property in consultation with the tenant.
- The landlord and tenant have expressly agreed that smoking is not allowed in the property.
- The tenant is not permitted to make any alterations to the premises, nor may walls be moved or the floor drilled.
- At the request of and in consultation with the landlord, the tenant will allow the landlord access to the premises to inspect the premises.
- The tenant will use the leased property as a good tenant in accordance with the agreed purpose.
- The tenant accepts the leased property in the condition in which it is now located and agrees to keep it in that condition and to return it in that condition at the termination of the lease.
- The landlord is not responsible for damage to or theft of tenant's property. Tenant's property is not insured by Landlord.
- Tenant is not permitted to place any objects, loose waste, bagged garbage or trash containers on exterior areas of the Leased Premises or the general use areas.
- The tenant shall not cause a nuisance of noise, odor or any other form of nuisance to the landlord nor to the neighbors.
- The landlord is not liable for damage to and/or theft of the goods stored by the space rented by the tenant.
- There is no heating, water and electricity.
- Tenant is required to have or take out the necessary insurance.
- Tenant is liable for timely payment of rent.
- Drug use or cultivation/sharing is strictly prohibited, rent may be terminated immediately and tenant is liable for all costs.
