Hereditary lease is an arrangement in which you rent the land on which your house stands from the municipality. You pay this rent annually, this is called the canon. So you are the owner of the house, but not of the land.
Every year, the Municipality of Amsterdam adjusts the amount you pay for ground rent. The new annual amount for 2025 can be found in the My Ground Rent environment of the Municipality of Amsterdam . Log in with your DigiD or eHerkenning.
Adjustment of annual amounts 2025
The amounts for 2025 will be adjusted based on the inflation figures of the CBS. In June 2024, inflation was 3.2 percent. Depending on the rules for your leasehold, the amount will be adjusted by 2.2 percent or 3.2 percent.
Fixed amounts for 10 or 25 years are not adjusted. If you have a fixed amount, you will receive a personal message when this changes. The amount for a private home is tax deductible.
Indexing of the perpetual canon
If you have switched to a perpetual annual amount, you can see the amount for 2025 on My Leasehold. This amount increases annually with inflation.
