More Homes for Sale Due to the Sale of Rental Properties

The Amsterdam Real Estate Agents Association (MVA) provides information about the owner-occupied housing market in Amsterdam. In the fourth quarter of 2025, there are still many homes for sale in the city. Landlords are selling off their rental properties on a large scale, resulting in a temporary increase in supply on the market. These homes are often smaller and sometimes require renovation.

More Homes Sold, Prices Barely Rising

In Amsterdam, significantly more homes were sold this quarter than a year earlier and than in the previous quarter. On average, a home remains on the market for just over a month before it is sold. The average sales price is around €600,000. Per square meter, Amsterdam remains expensive compared to the rest of the Netherlands, but prices are rising only very slightly.

Differences Between City Districts Remain Significant

There are significant differences between the city districts. The most homes are sold in Zuid and West, while prices per square meter have risen the most in Noord and Weesp. In virtually all city districts, offers are still frequently made above the asking price. At the same time, buyers have slightly more choice than a year ago, as there are more homes on the market.

Amsterdam remains a challenging but attractive market
