The sale of three very spacious building plots (plots 4, 12, and 14) surrounded by greenery has begun. Just outside Hoofddorp, between Driemerenweg and Spieringweg, lie the Boseilanden Zuid plots on Laan van Westerhout in Zwaanshoek. These are part of cadastral parcel number 14056 (partial) in the municipality of Haarlemmermeer, section AD. The plots have an area of approximately 2,008 to 2,093 m² and are intended for the construction of detached houses. According to the applicable zoning plan 'Zwaanshoek Noord en Boseilanden', the plots are zoned for 'Residential' and 'Garden'.
Plot 4 has an area of approximately 2008 m² and is located on Laan van Westerhout. The plot is intended for the construction of a detached villa.
Minimum requirements
- You will build one house on this plot in accordance with the requirements as stated in the plot passport;
- The land price per plot.
Conditions
The sale of the plots is subject to the General Terms and Conditions for the Sale of Real Estate of the Municipality of Haarlemmermeer 2019, insofar as the purchase agreement does not deviate from these terms and conditions.
Registration
Registration for the plots is closed. Appointments will be made with the registrants in the coming period. It is still possible to register for the reserve list.
By registering, you are deemed to have agreed to the procedure set out in this publication. If you do not agree with this procedure, you can initiate summary proceedings against the municipality within 20 days of the date of publication, failing which the opportunity to do so will lapse.
Assessment and award
All complete registrations will be collected and delivered to the notary, Novitarius in Hoofddorp. The notary will assign the bidders a lot/rank number starting at 1 by means of a (digital) lottery. For each lot, the candidates who have indicated their first preference for that lot will initially be filtered or selected from the lottery. The candidate with the lowest lottery/rank number will be offered the lot first. In this way, as many lots as possible are offered to candidates who have indicated their first preference for them. Once lots have been offered on the basis of first preference, we will look at second preferences in the same way. The allocation is based on the order of preferences specified and the lottery/rank number.
Next steps
Introductory meeting
The candidate who has been allocated a plot is invited to an introductory meeting with the real estate agent. During this meeting, the procedure and documents are explained and candidates can ask questions. The real estate agent will also take stock of the candidates' plans and expectations. Where necessary, the real estate agent will make suggestions for a procedure and process to be followed with an architect, contractor, and/or project-based provider.
BIBOB assessment
During this introductory meeting, the candidate will also receive a BIBOB form for the BIBOB assessment. This BIBOB assessment is a requirement for continuing the process. The municipality uses the BIBOB assessment to check the integrity of the candidate. The municipality only wants to sell to bona fide (legal) persons.
option agreement If a positive BIBOB recommendation is issued, the municipality will offer the candidate an option agreement. This option agreement gives the candidate the exclusive right to investigate the possibilities for the acquisition, design, development, and realization of the plot in question. This option agreement is concluded for a period of three months with a one-month extension option. Before entering into the option agreement, the candidate will be charged an option fee of €1,000 (including VAT). This option fee will be deducted from the purchase price if the candidate enters into a purchase agreement for the plot. If the candidate does not proceed with the purchase of the plot within the option period, the option fee will be payable to the municipality.
Purchase agreement
If the candidate decides to proceed with the purchase, they must notify the real estate agent within the agreed option period. The municipality will then draw up the purchase agreement for the plot in question based on the model. The real estate agent will invite the candidate to the office to review the purchase agreement, after which it will be signed digitally.
