Villa Zadelhoff
The monumental Villa Zadelhoff, located at Eemnesserweg 79 on the corner of Nieuw Baarnstraat 101 in Baarn, is a feast for the eyes. The white-plastered villa with an orange mansard tile roof dates from 1911 and was built as a distinguished residence by architect F.F. de Boois. De Boois was the municipal architect of Baarn at the time and was known for his modest yet stately designs. The many characteristic style features are silent witnesses to a rich past and give the villa its charming appearance. The covered entrance is located next to a multi-sided corner tower at the front, a playful addition that is often found in Baarn villas from the early 1900s. The conservatory on the side has stained glass upper windows, French doors to the garden, and supports the balcony of the room above. At the rear of the villa is a second covered balcony, known as a loggia.
The villa has a usable living area of 337 m², divided over the ground floor (145.3 m²), the first floor (105 m²), a basement (9.7 m²) and a full attic floor of approximately 77 m² with dormer windows, tilt windows and French doors to a roof terrace. The layout is traditional for villas of this caliber: a long corridor from the entrance leads through the spacious central hall with an impressive staircase to the rear of the villa. The six living rooms are located on either side of this hallway. Three on the right and two en suite rooms on the left: the living room with conservatory and the dining room with a bay window and French doors. The kitchen is located directly behind the dining room, separated by sliding doors. The many beautiful stained-glass windows provide beautiful light and a pleasant, chic atmosphere.
The magnificent staircase with balustrade on the first floor is richly decorated with stained glass windows and elegant stucco work on the walls and ceilings. On the first floor there are five (bed)rooms, varying in size, two of which have balconies. The full second floor currently has two bedrooms and a large open space that can easily be divided into two or three rooms.
Villa Zadelhoff is surrounded by a lovely garden with a lawn, water feature, and space for several cars. The property is ideally located a short distance from the charming center of Baarn, with a wide variety of shops, many restaurants and cafes, and all the amenities you could wish for.
Villa Zadelhoff has served as an office villa for some time. Currently, several original, ornate ceilings are hidden behind suspended ceilings, and bathrooms and a beautiful kitchen are missing. On the other hand, there is an abundance of space and the unique atmosphere that characterizes a villa from the early 1900s. It is an inspiring challenge to turn Villa Zadelhoff into the ideal family home, but those who dare to take on that challenge will be richly rewarded with the highest level of living comfort.
This villa is currently still used as an office. The buyer must obtain a residential designation at their own expense and risk.
