Furthermore, all MVA commercial real estate brokers are very familiar with the Amsterdam housing market and those of the surrounding areas, ensuring you receive perfectly tailored advice throughout the entire process.

Question 2

How does the MVA business broker handle the sale of my commercial property?

Accepted Answer

The MVA business broker advises and guides you from the initial exploratory meeting all the way through to the closing at the notary’s office. Thanks to the extensive knowledge the MVA business broker has gained in the Amsterdam region, he or she can provide you with expert advice on issues such as the asking price and other terms. They can back up this advice with their in-depth knowledge of the regional real estate market.

Question 3

When is it a good idea to buy commercial property, and when is it better to rent?

Accepted Answer

There are many factors at play that make the answer to this question different for everyone. If you want to establish your business in an office in Amsterdam or the surrounding area and don’t expect to stay there for very long, it may be wiser to rent. This is because it’s still common to sign a five-year lease. If, on the other hand, you do plan to stay in Amsterdam for a longer period, purchasing commercial real estate can be a sound investment.

Question 4

What are the pros and cons of commercial leasing?

Accepted Answer

There are a number of clear advantages to renting a property for business purposes: You have flexibility. At the end of the lease term, you can terminate the lease and move on. You don’t have to take out large loans to move into the property. You are not responsible for maintaining the property. You are not affected financially by fluctuations in the commercial real estate market.

Question 5

The last point can be both an advantage and a disadvantage.

Accepted Answer

When you see that the commercial real estate market is booming, you could have made a profit on the property you purchased. You can always consult with your MVA commercial real estate agent to determine whether it makes more sense to rent or buy, given the trends in Amsterdam’s commercial real estate market.

Question 6

What are the pros and cons of purchasing for business purposes?

Accepted Answer

If you want to purchase commercial real estate, there are both advantages and disadvantages to consider. When purchasing commercial real estate, you should view the property as an investment that can yield capital appreciation. You can also customize and renovate the property entirely as you see fit; however, this also has a downside: it may become more difficult to sell as a result.

Question 7

What is the best approach to financing the purchase of commercial real estate?

Accepted Answer

Buying commercial real estate can put a significant strain on your financial position. After all, it’s a substantial investment that may also require some of your own funds. Consult with an MVA business broker to determine the best course of action for your specific situation. Are you still unsure whether to rent or buy a commercial property and looking for advice? Or are you already a step further along and want to move quickly? Whatever your situation may be, the MVA Business Broker will assist you at every stage of the process.

Question 8

What is the written requirement?

Accepted Answer

The sale of a home (by a consumer) is not finalized until the written purchase agreement has been signed by both the buyer and the seller. Several courts of appeal have confirmed that, until that time, no legally valid sale has taken place. If a purchase agreement for a home is not set forth in writing in accordance with Article 7:2 of the Dutch Civil Code, the transaction is void.

Question 9

I own commercial real estate and want to rent it out. What do I need to keep in mind?

Question 13

For what purpose can an appraisal be conducted?

Accepted Answer

There are several reasons why someone might want to have their commercial real estate appraised. These include taking out a mortgage or determining the value for tax purposes. Each of these purposes requires a different appraisal value. Ask your MVA commercial real estate agent about the differences and which one applies to you.

Question 14

What is the market value of my commercial real estate?

Accepted Answer

The market value is determined by the appraiser, and this is the estimated amount at which your commercial real estate will be listed on the market. Based on this amount, a potential buyer will express interest and may enter into negotiations.

Question 15

What is the market value?

Accepted Answer

The value of your commercial real estate is determined not only by its market value but also by its economic value. This value is taken into account for income tax, corporate income tax, and in the transfer of real estate. This value must also be reported to the Tax Authority because the property tax (ozb) is based on it.

Question 16

What is the rental value of my commercial real estate?

Accepted Answer

Determining the rental value is an important part of the appraisal, as it establishes whether the rent currently being paid complies with the maximum rent requirements. It is also important for new tenants to know whether the rent is commensurate with the costs of the commercial real estate. The appraisal also addresses this issue.

Question 17

How does the actual appraisal process work?

Accepted Answer

To have your commercial real estate appraised, make an appointment with an MVA commercial real estate agent. Prior to the appraisal, send the proof of ownership, the land registry details, and the building plans. If there are any environmental permits or maintenance logs for the facilities, please provide those as well. With this information in mind, your MVA commercial real estate agent can focus on all relevant factors during the appraisal, such as the property’s location, its condition, and the materials used in its construction.

Question 18

How is the appraisal recorded?

Accepted Answer

The MVA business broker documents the findings of the appraisal in a standardized appraisal report. This report includes all the information necessary to achieve your appraisal objective. Please keep in mind, however, that you will not automatically achieve your desired goal once a valuation report has been delivered. Its content is, of course, decisive. It is also possible that you have had the commercial real estate appraised by multiple appraisers. In that case, there may be differences in the results; ultimately, it is an expert estimate and not an absolute truth.

Question 19

Ready to have your commercial real estate appraised?

Accepted Answer

When you’re ready to have your commercial real estate appraised, contact an MVA commercial real estate agent. This way, you can be sure that your appraiser meets all legal requirements to perform appraisals and is familiar with the real estate market in Amsterdam and the surrounding area.
